National Land Partners: New Otter Creek Preserve Community Brings Dockable Waterfront Acreage and Direct Gulf Access Near Panama City Beach

One-day pre-construction land sale on Oct. 10 will release 3-acre dockable waterfront homesites from $139,900 and 20-acre wooded water-access homesites from $199,900

EBRO, FL / ACCESS Newswire / September 23, 2026 / Southeastern Land Partners, an affiliate of National Land Partners, today announced the first pre-construction release of homesites at Otter Creek Preserve, a new Northwest Florida waterfront acreage community near Panama City Beach. The one-day sale will take place Saturday, Oct. 10, 2026, and will feature a limited selection of 3- to 20-acre wooded properties with dockable waterfront or water access.

The introductory release includes 3-acre dockable waterfront homesites sale priced from $139,900 and 20-acre wooded water-access homesites sale priced from $199,900. Select homesites provide direct Gulf access by boat. Boaters can travel approximately 15 miles to Choctawhatchee Bay and continue to popular destinations across the Emerald Coast.

Community features include a boat ramp, scenic walking trails and waterfront picnic areas. Private and county roads serve the community, and electricity and high-speed internet are available. Buyers may purchase now and build later, with financing options available.

The announcement comes as Washington County continues to grow. U.S. Census Bureau estimates show the county reached an estimated 26,695 residents on July 1, 2025, up 5.4% from its April 1, 2020 estimates base. Northwest Florida Beaches International Airport, located in neighboring Bay County, reported nearly 1.9 million passengers in 2024, a 501% increase from its first year of operation. The airport is approximately 20 minutes from Otter Creek Preserve.

"Otter Creek Preserve brings together two features that are increasingly difficult to find near Panama City Beach: large, wooded acreage and dockable waterfront access," said Brian Groat, Regional Sales Manager for Otter Creek Preserve. "Buyers can reach Choctawhatchee Bay and the Emerald Coast by boat while remaining close to the beach, airport and everyday conveniences."

One Day Pre Construction Land Sale

The pre-construction land sale will be held Saturday, Oct. 10, 2026. Private property tours and priority sales appointments are available in advance. Once the introductory release is sold, no additional homesites will be available as part of this offering.
