The foundation stone for these new developments was laid this morning in the presence of the Mayor of Tsingoni, Mr Issilamou Hamada, Departmental Councillor Ms Zaounaki Saindou, First Vice-President of the Communauté de Communes du Centre-Ouest Ms Rahadati Abdallah, Director of the DEALM Mr Olivier Kremer, CBo Territoria's Chairman and Chief Executive Officer Ms Géraldine Neyret Gleizes, and architect Mr Vincent Dementhière of NEO ARCHITECTE.


CBo Territoria is continuing the roll-out of the Combani business district with the launch of two new developments: MARASHI, a services hub, and MULIMA, a retail park. Complementary to the Ylang Ylang Shopping Center, these developments are designed to strengthen the area's range of services and retail, while contributing to Combani's economic appeal and to a more balanced development of Mayotte.


MARASHI: a services and office hub

MARASHI will host a range of activities complementing the shopping center, notably in the banking, insurance and services sectors, as well as office space for companies and professional services firms. The development features a compact and elegant architectural design, organized around a central pedestrian mall that encourages movement and interaction. The perforated screen façades contribute to its distinctive architectural identity while ensuring the building blends harmoniously into the surrounding Combani business district.

The project is already attracting strong interest, as demonstrated by commitments from several leading organisations, including Groupama, Crédit Agricole, Allianz, BRED, Mayotte TOPO géomètres-experts, AKTO. These organisations have chosen MARASHI as a base from which to support their development and contribute to the economic momentum of west-central Mayotte.



MULIMA: a retail park designed to attract new retail brands

MULIMA will enhance the existing retail offering and meet the needs of retailers looking for larger premises.

The development will provide approximately 1,500 sqm of retail space, with units available from 314 sqm, offering flexible solutions for a wide range of retail activities and concepts.

Its architecture features a distinctive combination of gables and asymmetrical cladding, giving it a strong, contemporary identity, contributing to the landscape and urban quality of the Combani business district.

The design of MARASHI and MULIMA meets the same seismic- and cyclone-resistant construction standards as the Ylang Ylang shopping center and the France Travail regional headquarters, both of which withstood Cyclone Chido without damage.

These two new developments contribute to structuring an integrated economic hub in Combani, bringing together retail, services and offices within a single, coherent complex. This complementarity will further enhance the site's attractiveness and support the long-term economic development of the territory. MARASHI and MULIMA are scheduled for completion in the second and third quarters of 2027, respectively.
