The Pugliese Company, developers of Safe & Secure Automated Self-Storage in Coconut Creek, Florida announced that Coast-To-Coast Realty Advisors, LLC, has been appointed third-party asset manager for the world’s first automated self-storage project.
Automated Self-Storage is a 145,654 square foot state-of-the-art storage facility conveniently located at:
5431 Johnson Road |
Coconut Creek, FL |
Just east of US-441 |
The facility includes 106,600 sf of self-storage, 3,567 sf of retail space and 20 RV slips. But what really makes this storage facility unique is the computerized crane which will quickly and quietly transport customers’ modules right to them. This offers many advantages to consumers, including:
- increased security
- better temperature control
- easier loading and unloading
- no-worry storm protection
- makes every unit a first-floor unit
The project integrates crane and material handling engineering and a computerized crane from Westfalia and construction of the superstructure by Roman Construction, a subsidiary of the Pugliese company.
Coast-To-Coast will be responsible for complete operations of the facility including leasing, management and marketing beginning at the Grand Opening (tentatively set for March 15, 2009). RK Kliebenstein, Leader at Coast-To-Coast commented: “We are blessed to have the opportunity to manage this incredible asset. The integration of next generation technology with best-in-class management standards are sure to make this project a success.” Rick Kleinhans - Sr. Vice President, of Pugliese negotiated the management contract with Kliebenstein. “We have had this contract on the table for several months and are pleased to have hammered out all the final details. We demand world-class operations, and Coast-To-Coast is a perfect fit. RK has been working with us from the very beginning, including determining project feasibility.”
Development and construction on the 4.3 acre site commenced in May of 2008. Paul Talley, the Vice President of Construction and developer of the site for Roman Construction is optimistic about a soft opening in about a month. “We plan to turn the keys over to Coast-to-Coast on February 27th, when the crane will have been fully tested and the improvements completed. This building is the most sophisticated I have ever been involved with. We made no compromises in materials or design. I worked closely for months with the architect and the City of Coconut Creek, and there has never been a more sophisticated self-storage design in the world. I can’t wait to unveil it,” said Talley.
Kliebenstein of Coast-To-Coast, and author of “How To Make Money in Self-Storage” expects the convenience of the design to transcend current market conditions. “Given that market occupancies are lower during time of recession, we expect that the Automated project with the computerized crane system will be so much more convenient for customers than conventional self-storage properties that it will lease up very quickly. Anyone in the area, from Ft. Lauderdale to Boca Raton who requires unprecedented security and safety for their stored goods will seek us out. Our ability to securely store up to 16,000 lbs of collector cars, artwork, and museum quality treasures within each unit, surrounded by a hurricane-proof building with the security features of a bank vault, will give us the leading market position. We look forward to a swift lease up period.”
The Pugliese company holds patents and patents pending on this and many other breakthrough technologies. Anthony V. Pugliese III, CEO of the Pugliese Company, has been the visionary for the project. “Pugliese has been in the self-storage industry for over 15 years with projects in New Jersey and Florida. We believe that Pugliese has developed the most innovative, convenient and creative self-storage project in the world.” The Automated Self-Storage project is another example of their firm succeeding at what was thought to be impossible. “Making the world a better place through technology and environmentally friendly developments is one of the core values of our Company. This is why we decided to go ahead and make this project LEED certified, Silver level. The Johnson Road project is only the first of many Automated Self-Storage projects, and we are proud to have joined with Coast-To-Coast in the management,” Pugliese said.
