Triangle MLS, Inc. Releases April 2011 Real Estate Figures

RALEIGH, N.C., May 24, 2011 /PRNewswire-USNewswire/ -- The Triangle Multiple Listing Service (TMLS) reports the following information pertaining to the housing industry in the Greater Triangle Area during April of 2011. The data shown below reflects information on properties located in the 16 county area of the Greater Triangle region.

Sales for March continue to increase on a monthly basis with April sales reflecting the tread of sales increases each spring with sales up 12 percent over March. April sales are down 23 percent from the previous year which reflects the impact of Federal Tax Credits that were in place for the first three quarters of last year. Sales year-to-date for 2011 are on average at the same level experienced in 2000, 2001 and 2002.

Average sales prices for the region were up 4 percent from the previous month and slightly ahead of the same time period last year by .5 percent. In addition, we saw the median sales prices increase by 1 percent over the previous month with a slight increase over the previous year.

The Housing Affordability Index for April continues to remain at the near record level of 180. This index measures housing affordability for the region. An index of 120 means the median household income was 120 percent of what is necessary to qualify for the median-priced home under prevailing interest rates. A higher number means greater affordability.

There were 59,868 showings during the month of April, which represents a decrease of 26 percent over the previous year, but a 1 percent increase over the previous month. The current supply of all housing within our system is 10.5 months based on April closings, up from 9.5 months one year ago.
