PHOENIX, July 5, 2011 /PRNewswire/ -- Carwin Advisors is providing strategic advisory, entitlement and asset management services for a number of complex master planned communities located in Surprise, Arizona on behalf of a financial institution. The projects, Asante and Desert Trails, are in various stages of completion; represent over 15,000 future homesites and require considerable expertise to address utility, entitlement and development issues.
Carwin was retained to thoroughly evaluate each project and offer strategic advice on issues related to entitlement, development and market conditions while managing the properties on a day to day basis. Carwin executed its proprietary turnaround process that involved first stabilizing each of the communities. Carwin made a rapid assessment, documented all outstanding obligations, and interacted immediately with government agencies to address tax, utility, bond and other urgent matters.
Once the stabilization phase was complete, Carwin moved into the ongoing management phase, designed to preserve and enhance each property, as well as to reduce carrying costs. Throughout this phase, Carwin will manage the properties, conduct regular budget reviews, evaluate taxes and valuations, explore opportunities to revise development plans and manage the relationship with the municipality and surrounding stakeholders.
In the case of Asante, a detailed and complicated joint development agreement requires certain financial obligations and duties of its development partners. The Carwin Team is now actively engaged alongside Lennar in all aspects of community management and development.
Desert Trails is a vast parcel of raw land in west Surprise with complex agreements involving a number of nearby future developments. Carwin represents its client's interests with all public and private parties.
